The 6 Dangers of Overpricing Your Home

The 6 Dangers of Overpricing

1. Many potential buyers won't even look, thinking it's out of their range.

2. Those buyers who do look are shopping by comparison and looking at your home may convince them to make a bid on a different property.

3. Since an appraisal is often required in financing a property, It's futile to price a property for more than it's worth.
  4. Properties left on the market for extended periods of time usually become "shopworn", causing many to believe something is amiss.

5. Overpricing tends to dampen the other salesperson's attitude, making it less likely to be shown.

6. Overpricing lengthens marketing time, and invariably results in a lower selling price than would have been otherwise obtained.

Fill out the form and I will do the research and get back to you on what your home value is today!

10 Quick Moving Tips to Save You Time & Money!

10 QUICK MOVING TIPS

Being in the Real Estate business has taught me a lot of tricks to moving that can save you some time and most of all FRUSTRATION! Here are a couple simple tricks to help make the move a little less stressful.

1. Pack an overnight bag containing all the essentials.

Just include the essentials, so you dont have to worry about unpacking anything the first night your in your new home.I like to use a backpack or something of that size.
MAKE SURE TO INCLUDE: scissors or box cutter, toilet paper, tools and phone charger.

2. Wrap your breakables in Towels and Clothing.

Wrap your breakables (dishes, glasses, etc.) in clothing to save on bubble wrap.

3. Write what room the items belong to. And use your drawers as boxes as well!

4. The fastest way to pack a closet:

I most recently packed my clothes like this and it was such a time saver. Unpacking will be so much easier if you use this tip.

I even the side of each bag like "work clothes", just in case I needed something before I got to my new home.

The fastest way to pack a closet:

5. Place an extra cotton pad or ball into your powder cosmetics to keep them from breaking.

I do this anytime I'm traveling.

Place an extra cotton pad or ball into your powder cosmetics to keep them from breaking.

6. Cover the container openings with cling wrap, then put the tops back on.

Cover the openings of your toiletries with saran wrap, then put the tops back on.

7. Use sandwich bags to hold small pieces as you take items apart.

This was very helpful for my tv mount, curtain rods, etc. Make sure to label each bag.

Keep sandwich bags handy for holding any small parts of things you have to take apart, like curtain rods or mounted flat-screen TVs.

8. If you’re renting, take photos before you bring your things inside.

That way when you move out, you can make sure you are leaving it just as you came. And hopefully, get your deposit back.

This home is currently on the Baton Rouge market. Check it out Here!

9. Change your address at least two weeks prior to moving.

10. Clean out your fridge and remember to DEFOST it, at least a day before your move.

Here's a helpful How To on defrosting your fridge http://www.squawkfox.com/2012/05/19/defrost-freezer/

Bar Louie Comes to Baton Rouge!

Baton Rouge's Newest Eatery!

Bar Louie has made its fabulous introduction to Baton Rouge! And because I can't miss any opportunity to pig out, I decided to go check them out for lunch. Bar Louie is located in the Mall of Louisiana circle off of Bluebonnet Blvd., directly next to BJ's Brewhouse. From the moment I stepped into the restaurant, I knew I was going to love it. If I were to design a restaurant, this would be the spitting image of how I would want it to look. The entire restaurant is designed in a way that looks like the bar area of a nice restaurant, only instead of bar area being a small portion of the place, ITS THE ENTIRE RESTAURANT. How cool is that?! Now, just because its a nice place, doesn't mean you cant come as you are! Some people were in work attire, while others were in jeans and a t-shirt.  Here's a little snapshot of what it looks like when you walk in the doors. Now I want to clarify that I found this image on the Bar Louis Facebook page. I promise there was a decent amount of people there for lunch! haha!

Okay, on to the food...it was seriously unlike anything else in baton rouge! The menu ranges from nachos, quesadillas and burgers to potstickers, fish tacos and meatball pasta. With a menu so diverse as theirs, everyone's tummies are sure to be satisfied!  I decided to try the Buffalo Chicken flatbread. It was absolutely delicious.  It consisted of grilled chicken, green onion, blue cheese crumbles, buffalo sauce, smoked onion ranch, provolone, AND mozzarella. Whew! Can you say AMAZING? Now, Im not going to lie, When I ordered it I thought it was going to be a flatbread sandwich, but when it came out I realized it was really more like a thin crusted pizza. But just calling it a pizza is an UNDERSTATEMENT! This flatbread was to die for!

Bar Louie has a great happy hour! Although I didn't have the opportunity to take advantage, I can say that the sweet tea definitely gets my southern approval. But if you make it out to Bar Louie on any Monday thru Friday between 4pm and 7pm, you will have the chance to enjoy their $3 Drafts, $4 Wines, $5 Martinis and 1/2 Price Apps and Flatbreads. Now, who in Louisiana can say they dont enjoy a great happy hour?!

All in all, it was a great experience and I will certainly be recommending Bar Louie to anyone looking to give their taste buds something new and exciting!

AND, if you happen to be interested in buying or selling your home in the area near the Mall of Louisiana give me a call at anytime for a free, no strings attached consultation. Or, if you'd like to see what you home is worth, simply fill out the form below and I will get back to you via e-mail you back once I've done some market research.
